Moving to St. Louis: A Relocation Guide for Out-of-State Buyers

Relocating to a new city is exciting and exhausting in equal measure, and buying a home from out of state adds a layer of complexity. St. Louis is a wonderful place to land: a low cost of living, a central location, and a genuinely friendly culture. With the right plan, you can buy with confidence even if you cannot visit every weekend.

St. Louis County or St. Charles County?

Most of the buyers I work with settle in one of two areas. St. Louis County's western suburbs, places like Chesterfield, Wildwood, Ballwin, and Town and Country, offer top school districts, established neighborhoods, and quick access to the region's major employers. St. Charles County, including St. Charles, St. Peters, O'Fallon, and Wentzville, offers newer construction, strong family amenities, and generally more home for the money.

The right choice depends on where you will work, what you want from the schools, and how much space you need. I have worked in both counties for over a decade and can help you compare them honestly.

School districts drive the decision

For families, school districts are often the deciding factor. Parkway, Rockwood, Ladue, Kirkwood, Francis Howell, Fort Zumwalt, and Wentzville are the districts that serve most of the communities I cover. Each has a different character, and your specific address determines your assignment, so it is worth getting this right before you fall in love with a specific house.

How to buy from a distance

A structured approach makes out-of-state buying work. Start with a video tour of neighborhoods and a shortlist of communities, get pre-approved with a lender who knows Missouri, then plan one focused visit to tour a tight group of homes. I can walk through homes for you, send video, and give you honest assessments of condition and value so your travel time is spent on the right houses.

Timing your move

Give yourself a buffer. Closing typically takes 30 to 45 days, and you will want time for inspections, utilities, and the logistics of the move itself. A clear timeline agreed on at the start keeps everything from colliding at the end.

I have helped out-of-state buyers relocate to St. Louis from across the country, and I know the questions you are asking right now because every relocation starts the same way. Reach out whenever you are ready, even if the move is a year out. The best relocation starts early.
