The St. Louis Housing Market in 2026: What Buyers and Sellers Should Know
The St. Louis housing market has been moving steadily upward. According to the latest data compiled by the St. Louis REALTORS association and Redfin, median prices across the metro continue to climb while homes spend less time on the market. Here is what the numbers say and what they mean for your next move.
Prices are still climbing
In August 2026, the median sold price across the St. Louis metro area was about $305,000, up roughly 6 percent from a year earlier. For St. Louis City and County combined, the residential median reached about $340,000, up 6.6 percent year over year, while townhomes and condos came in around $220,000.
Homes are selling quickly
Days on market fell about 12 percent year over year in the city and county combined. In St. Louis County specifically, Redfin data showed a median sale price around $312,000 with homes selling in roughly 11 days. In the City of St. Louis, the median was about $260,000 with homes selling in about 21 days. Fast-moving markets reward buyers who are pre-approved and ready to act.
What this means for buyers
With prices up and homes selling fast, preparation is everything. Get pre-approved before you start touring, move quickly when the right home appears, and be ready to write a clean offer. A buyer's agent who knows the local inventory and pricing patterns can help you act with confidence instead of panic.
What this means for sellers
Sellers are in a strong position, but the buyers who are out there are serious and well informed. Pricing your home correctly from the first day, presenting it well, and negotiating skillfully are what turn a good market into a great sale. Overpricing in a fast market still costs you time and money.
Market data changes month to month, and neighborhood-level numbers can look very different from the metro average. If you want current numbers for your specific area, from Chesterfield to Wentzville, I am happy to pull them for you. That is part of the job, and I enjoy doing it.
